OF COURSE, THE CITY WE WERE LOOKING AT, YOU KNOW, A YEAR AGO, POTENTIALLY HAVING TO DEMOLISH THE STRUCTURE, WHICH WOULD HAVE BEEN QUITE A SIGNIFICANT EXPENSE. SO THE PROSPECT OF IT POSSIBLY NOT ONLY BEING REDEVELOPED, BUT PUT BACK ON THE TAX ROLL AND PERHAPS HAVING [00:40:07] SOME ADDITIONAL RETAIL AND OFFICE SPACE IN DOWNTOWN, IS IS THE KIND OF PROJECT THAT WE ENVISION WHEN WE SET UP THESE ECONOMIC DEVELOPMENT INCENTIVES SEVERAL YEARS AGO. SO MY MY FOLLOW UP IS WITH THIS BEING IN PLACE FOR 12 YEARS, A LOT OF PEOPLE, WE SAY EMPOWERMENT ZONES, WITH ALL DUE RESPECT TO OUR VOTERS AND OUR CITIZENS, I DON'T WANT THEM NOT TO UNDERSTAND WHAT EMPOWERMENT ZONE IS. CAN YOU ACTUALLY BREAK DOWN WHAT THAT IS? YES, SIR. SO THE STATE OF TEXAS ALLOWS A VARIETY OF ECONOMIC DEVELOPMENT INCENTIVES. WE CAN'T JUST DO WHAT WE WANT THERE. THEY'RE THEY'RE REGULATED BY CERTAIN LAWS SET OUT BY THE STATE. BUT ONE OF THE THINGS THE STATE DOES ALLOW US TO DO IS SET UP WHAT IS REALLY MORE OF A LOCAL EMPOWERMENT ECONOMIC DEVELOPMENT INCENTIVE PACKAGE. THESE INCENTIVES, THE TYPE OF INCENTIVES THAT ARE OFFERED ARE INCLUDE PROPERTY TAX ABATEMENT AND THIS WOULD BE CITY ONLY, BUT CITY ONLY PROPERTY TAX ABATEMENT FOR THE INCREMENTAL VALUE.
